In real estate, the spring market is the time to take action. Buyers gravitate towards fresh, new listings and the numbers show.

For sellers, it’s important to start getting your home ready long before the winter hiatus is over.

Interview Real Estate Agents

One of the most important components to effectively selling your home in the Spring market involves working with an experienced agent to help make it happen.

If you don’t have one already, you can contact me or request recommendations from friends and family.

Any good agent should come equipped with solid market knowledge of the area and a legitimately killer marketing plan and strategy to back up their abilities.

Declutter

You can even consider this as part of your packing strategy.

Remove trinkets and photo frames off of walls, surfaces and shelves. You’re going to want to depersonalize as much as you can.

Consider creating a space that looks like a blank canvas for any prospective buyers about to walk into your home.  The idea behind this is to showcase your home and minimize distractions with personal décor.

Make repairs and improvements

Assessing your property for minor repairs and improvements can ensure a smooth home inspection process and mitigate any issues buyers might find with your property.

Check for cracks in your foundation, damaged window basements, rain gutter repairs and any other exterior issues that might be apparent.

Bathrooms and kitchens often tend to be the focal point of a home so regrouting tile, backsplashes or laying fresh caulking in bathrooms and showers can have a huge impact.

Something as simple as a new faucet can give both of these spaces the rejuvenation it needs to really make an impact.

Neutralize

Freshen up paint, trim, front door hardware and garage door colours.

You would be shocked at what a fresh wash of paint can do to the interior of your home.

Pick white or neutral shades and paint over any colourful feature walls and take down old, decorative wallpaper. Again, this speaks to creating a blank canvas for prospective buyers to imagine themselves and their own furnishings in the space.

Changing out front door hardware is also a super low-cost way to sprucing up the look and feel of your front door — which makes a strong first impression.

Preparing your home for the spring market is the best way to successfully see the fruits of your labour once the season starts thriving. There’s a reason the spring market has historically been the best time to buy or sell. If you’re in the market and ready to make your next move, contact me to help.
